Let me talk to all of you for a second.

Buyers. Sellers. Agents.

Because right now? Everybody’s confused… and everybody’s looking for someone or something to blame.

Nothing is wrong with the market. It's not brokern.  It is doing what the market does. The market just stopped covering up bad strategy.

And I’ve been saying that for two years.

The Shift Nobody Wants to Admit

Buyers are slower. Sellers are frustrated.  Both were pointing fingers at the Agents. All saying--It’s not the rates. It’s not the market.

What is needed is less pointing and more of a solid strategy.

The people doing it right? They’re still winning.

Sellers — This One’s Gonna Sting

You don’t get to “try a price” anymore.

  • Price it right
  • Prepare it right
  • Position it right

Or you sit. PERIOD.  It’s not your agent’s fault if the market never agreed with your price.

Buyers — You’re Not Off the Hook

Waiting for rates to drop?  So is everyone else.

You can refinance a rate.  You cannot refinance the deal you missed.

Agents — Time to Level Up

The market exposed something.  A lot of people weren’t running businesses… they were riding momentum.

Now skill matters again. 

What’s Actually Happening

Inventory is up. Buyers have options. Sellers have competition.

This is a normal market. It just feels different because we forgot what normal looks like.

The Window Most People Will Miss

This isn’t permanent. It’s a window.

The people moving now? They’re being strategic while others wait.

The Bottom Line

The market didn’t break.
It just stopped handing out free wins.
